Property Appraisal

Choose an Agent/Agency

Step 2. When you instruct Smart as your agent for selling your home or commercial property rest assured your best interests are priority and we will work with you every step of the process to make it stress free with the end result you want - a quick sale! Sign an Agency Agreement

Step 3. As part of our service to you as an owner we require that you sign an agency agreement with us where we can then discuss what kind of price you are looking for your property and how quickly you want to sell amongst other things.

Step 4. When you instruct Smart to sell your property you will automatically benefit from our unrivalled, comprehensive marketing package.
Our team of specialist 'Photographers' will, in just one visit, collect all marketing elements for your property including: interactive floorplans, 360 tours, colour photographs and have them live on our state of the art website within days, alongside local information, location maps, aerial views and printable colour brochures. Viewings

Step 5. To maximise viewing opportunities be sure to contact your designated Smart consultant so that they can arrange as many viewings for you as possible with our clients at times that suit you. This means that on any particular morning, afternoon or evening we can fit in as many viewings as possible for your property to give you a real chance of a quick sale with one of our clients.

Receiving an Offer

Step 6. As soon as an offer is received we will notify you both verbally and in writing. Part of our service is to advise you on offers for your property, this can include what other properties of the same specifications are selling for in close proximity so that you know you are getting a price which is right and fair and that meets your expectations.

Agreeing to Sell

Step 7. Once you have decided and accepted to sell your property to a client of Smart`s we will then prepare a sale and purchase agreement and write to all parties to confirm the agreed price and help with the agreement that is certified with RERA to protect all parties in an open and transparent way. Signing of Agreement

Step 8. As with all steps in the selling process it is part of our service here at Smart that we prepare a draft agreement in the first instance. Our agreements are all RERA attested and certified. Once the agreement is finalised a deposit shall be taken from our client and passed onto yourself to secure the property sale. The deposit goes into the Smart Trust Account and not to the seller

Smart Sales Progression

Step 9. As part of our Sales Progression process at Smart we will raise any enquiries on receipt of the draft contract from the buyer and agree on a date for exchange of contracts and transfer.
We will assist your solicitor and negotiate throughout the process, keeping you informed every step of the way.

Transfer of Ownership Title

Step 10. The last and final stage of the selling process is the transfer of ownership and title from you to the buyer this takes place at either the Dubai Lands Department or the Master Developers Offices. There is a transfer feed involved and this can vary from developer to developer so consult your Smart Consultant for more information on this.
